What to know before buying a moisture meter
Pin and pinless meters answer different questions. The number on the screen is not a diagnosis, and two brands often do not share a scale.

People buy a moisture meter the week after a leak, hoping the tool will say whether the floor is ruined. It will not say that. It will give you a number for a small spot, on the scale that manufacturer chose, for the material it knows how to read.
Used that way, it is still worth owning. Used as a verdict, it creates expensive confidence.
Two different tools share one name
A pin meter pushes two pins into the material and reports the electrical resistance between them. It is looking at the wood or drywall between the pins. It leaves marks. It does not see behind tile.
A pinless meter uses a pad on the surface and reports a reading for a shallow depth under that pad. It is faster and it does not leave holes. It is also affected by metal lath, foil-faced insulation, a wet surface, and the hand that crowds the pad.
Some tools offer both. Both modes can be wrong in different ways. If you buy one, learn which mode you are in before you write the number down.
The only comparison that is safe on day one
Find a spot of the same material that you believe stayed dry. Read it. Then read the suspect spot with the same mode, the same pressure, and the same orientation. You are looking for a difference, not for a universal percentage you saw online.
Write the number, the mode, and the place. Tomorrow's reading is the useful one. A single reading does not tell you if the material is drying.
Where meters mislead
- Comparing a pinless reading to a pin reading, or Brand A to Brand B, as if the digits meant the same thing.
- Scanning tile or vinyl and believing you measured the subfloor.
- Calling a wall "dry" because the surface is dry while the cavity is not. The meter may not reach the cavity.
- Skipping the source. A good reading this morning does not mean the supply line stopped weeping.
A meter is a way to map. The repair is still: stop the water, dry the assembly, and replace what did not survive.
What to look for on the box
You want a tool you will actually calibrate or at least check, a scale you can look up in a manual, and pins you can replace if you buy the pin type. A data-logging app is optional. A flashlight is not a moisture feature.
Specific models stay in the studio until someone checks the current manual against this criteria list. The unpublished product record for a dual-mode meter is the placeholder for that check. It is not a recommendation yet.
When to stop and call someone
If you smell mold, see sagging drywall, or the water came from sewage or a large roof area, a meter is not the next step. A restoration contractor or the insurer's process is. This site can talk about prevention. It cannot dry your house from an article.
Sources and checks
General reference only. Meter scales are defined by each manufacturer. Read that manual before comparing a reading to a blog's 'safe' number.
